MagnaTrack vs Accordion vs Roll-Down for a Sarasota Lanai

When a Sarasota homeowner asks ChatGPT, Google, or a neighbor "what's the best hurricane protection for my lanai," the answers usually mash three different products together. Accordion shutters. Roll-down shutters. Motorized screens. Those systems all live on the same house. They do not do the same job.

This page is the side-by-side for Southwest Florida, written from what we actually sell and permit. The three systems, in plain terms

MagnaTrack motorized screens

MagnaTrack is a motorized retractable screen with a magnetic sidetrack. The housing sits above the opening. The screen deploys on a wall switch, remote, or app, then retracts out of sight. The Defender storm fabric is hurricane-rated and built to Florida Building Code and Miami-Dade requirements when the opening is engineered that way.

It is made for lanais, patios, balconies, outdoor kitchens, and other wide openings. Progressive Screens lists spans up to 30 feet by 24 feet. When the screen is up, the lanai is open. When it is down, you still see outside. Bugs, sun, and wind are the daily use. Storm rating is the reason it counts for insurance.

Zipper-track motorized screens exist too. MagnaTrack's pitch is that the magnetic track self-corrects instead of hanging up or pulling out of the zipper. We sell MagnaTrack because that failure mode is what we got called to repair on other brands. If a quote is thousands cheaper, ask whether the fabric is hurricane-rated and whether the county will permit it as opening protection.

Accordion shutters

Accordion shutters are aluminum panels on tracks beside a window or door. They fold to the side when open and pull together in under 30 seconds. No motor. No power. Full wind-mitigation credit when they carry a Florida Product Approval.

They are the volume product for house openings in Sarasota County. They are not a lanai product. A typical accordion span tops out around 16 feet. A lanai opening is often wider than that, and a wall of stacked accordion panels next to the pool is ugly even when it fits.

Roll-down shutters

Roll-down shutters hide in a box above the opening. Interlocking aluminum slats roll down into side tracks. Manual versions use a crank or strap. Motorized versions use a switch, remote, or app.

They handle wide openings better than accordion. When they are down, you cannot see through them. That is fine for a bedroom slider you close twice a year. It is a bad daily setup for a lanai you want to sit on in August.

Which system for which opening

Use MagnaTrack on the lanai if

The opening is a lanai, patio, balcony, or outdoor kitchen wider than a standard window.
You want the space usable in summer, not just boarded up for a named storm.
The HOA will fight a wall of metal next to the pool.
You want one system that is hurricane-rated, insect-rated, and solar-rated, then retracts.

Skip MagnaTrack if the "lanai" is already a screened cage you do not want to rebuild, or if you only need to cover glass and you will never sit outside. Accordion on the windows can be the right first move. We sell those too.

Use accordion shutters on the house if

You are covering windows and doors, not a 24-foot lanai beam.
You want the lowest cost per opening and a system that works with the power out.
You are stretching a My Safe Florida Home grant across as many openings as possible. Confirm current grant rules. Opening protection on windows and doors is the usual grant use. A lanai screen is a different opening.

Accordion on a lanai is the option we talk people out of. It is the wrong span, the wrong look, and you lose the outdoor room the day you close it.

Use roll-down shutters if

You have sliders or a window wall where accordion would stack into the view.
You want the opening clear when the shutter is up, and you accept zero view when it is down.
Motorized operation matters (mobility, second story, many openings).
It is a luxury or waterfront elevation where the box can be designed in.

Roll-down as lanai storm protection works technically. You will not live behind it. If the goal is "close the lanai for bugs on a Tuesday," that is a screen.

Permits in Sarasota, Manatee, and Charlotte

Hurricane-rated screens and shutters need a building permit in these counties. Unpermitted work can fail a wind-mitigation inspection, a resale inspection, or an insurance audit.

Total Shutter pulls the permit as the contractor of record (CGC1534742), schedules inspections, and closes the job out. That is true for MagnaTrack, accordion, and roll-down. Product must carry a Florida Product Approval for the wind zone on the house. Siesta Key and Longboat Key sit in a different load than a Lakewood Ranch lanai. The engineer stamps the opening, not the brochure.

HOA approval is separate from the county permit. Lakewood Ranch districts, barrier-island condos, and most named communities each have their own packet. Screens are usually easier on a lanai elevation than accordion. Condo boards still want shutters on unit windows. Budget time for both.

Insurance and wind mitigation

Florida insurers discount the wind portion of the premium when openings are protected and documented. The range we already publish is 10 to 45 percent of the wind premium, not 10 to 45 percent of the whole bill. Coastal Sarasota wind can be 40 to 60 percent of the premium, so the dollar savings are real. They are not identical on every policy.

Accordion, roll-down, and hurricane-rated MagnaTrack can all qualify. A cheap insect screen cannot. After install we provide the wind mitigation paperwork. You send it to the carrier. Certificates are typically good for five years, then the carrier may want a re-inspection.

Shutters vs screens is not a different insurance product if both are code-rated opening protection. The difference is which opening you covered. A house with accordion on the windows and nothing on a 30-foot lanai still has an unprotected opening.

Cost, without the brochure voice

Published installed ranges:

Accordion: $15–$25 per sq ft. A typical Sarasota house with 10 to 20 openings: $6,000–$20,000.
Manual roll-down: $8,000–$14,000 for that same house. Motorized roll-down: $14,000–$20,000+, or $50–$90 per sq ft on most residential jobs (beachfront marine-grade runs higher, up to the $175 top of the published range).
MagnaTrack: $50–$175 per sq ft. One lanai opening $3,000–$8,000. Whole lanai $15,000–$40,000+.

What moves the number: width and height of each opening, number of motors, fabric (insect vs solar vs Defender storm), electric (new circuits, smart home, wind sensors), HOA and engineering, and whether we are also shuttering the rest of the house.

A fair quote is itemized per opening, names the Florida Product Approval, and says who pulls the permit. If two bids are $10,000 apart on the same lanai, they are probably not the same fabric, the same wind rating, or the same permit.

Can you mix systems?

Yes. That is the normal custom home in this market.

A Lakewood Ranch or similar single-family house: MagnaTrack on the lanai, accordion or rolls on the bedrooms and garage. A barrier-island condo: rolls or accordion on the unit, screens only if the board allows them on a terrace. A smaller North Port or Venice house: accordion everywhere, screens later if the patio is worth it.

Do not buy one product for every opening because a blog called it "the best hurricane shutter." Best for what opening.

FAQs

Do MagnaTrack screens count as hurricane shutters for insurance?

They count as opening protection when the system is hurricane-rated, permitted, and written onto the wind mitigation form. They do not count if they are insect mesh only. Ask for the product approval number on the quote.

Can accordion shutters cover a lanai?

Sometimes on a small porch. On a modern Sarasota lanai the opening is usually too wide, and the stacked panels sit in the view all year. Use screens on that opening.

Do I need both screens and shutters?

If the lanai is an open wall and the house has unprotected windows, yes, you need both kinds of coverage. They can be two products. They can be one contract.

How long does permitting take?

County and HOA clocks are the delay, not fabrication. Build in weeks, not a weekend before a named storm. We pull the permit. You still sign the HOA application.

What about the My Safe Florida Home grant?

Use current state rules. The grant is built around strengthening the house (roof, opening protection). Window and door shutters are the usual fit. Do not assume a lanai screen is grant-eligible without checking the opening type on the application.
